Conceptualizing projects and creating floor plans to crafting 3D elevation drawings and curating the perfect items for a finished home, We offer a comprehensive range of services in the realm of interior and architectural consultancy.
The majority of our clients come to us through referrals, a testament to the satisfaction and
trust of our existing clientele. If you are new and wish to understand our process, here’s a
comprehensive overview of how we manage our projects.
Whether you already have an architect and have started construction, or
you just have a floor plan and need someone to take it from there, we
can help you complete your dream home. We are experienced in
collaborating with architects, engineers, and contractors to bring your
vision to life.
Initial Consultation
The journey begins with an initial meeting, preferably at our office located at 40, Lifestyle Villas, Sobha City, Thrissur. During this visit, we encourage you to share your ideas, dreams, and vision for the proposed project.
Site Visit and Feasibility Study
Next, we visit the proposed site or existing building with you to assess the feasibility of your ideas within the actual space. Our clients have diverse needs: some have already built structures, some require a single room designed, some have only a plot of land, and others need makeovers for buildings or offices.
Requirement Analysis and Conceptual Design
After the site visit, we document your requirements and suggest conceptual designs that align with your needs and site constraints.
Design Development
For new homes, we create floor plans; for existing buildings, we propose changes to the floor plan. This is followed by the development of 3D drawings, if required, to visualize the new or altered elevations.
Contractor Selection
Upon finalizing the design, the next step is selecting contractors. You have the option to work with your preferred contractors or we can provide in-house contractors who are skilled professionals. These in-house contractors are not employees of Illusions, allowing you the freedom to negotiate rates and assign them either the complete project or specific parts. They have extensive experience working on many of our projects and are well-versed in delivering the high-quality finish that our clients expect. However, if you have a contractor you’ve previously worked with or one recommended to you, we can also assign the work to them. Illusions is comfortable with both options.
Project Supervision
Throughout the project, we supervise the work, approve samples of various elements, and review shop drawings submitted by contractors or vendors. We will also assist in the selection and placement of materials such as tiles/natural stone, furniture, rugs, fabrics, drapes, curtains, blinds, wallpapers, wall coverings, surface finishes and materials, lighting types, color schemes, cabinetry and carpentry designs, chairs, tables, sofas, closet layout, countertops, kitchen accessories, plumbing and bathroom fixtures, artwork, custom window treatments, upholstery, bed linen, bedspreads, decorative pillows, towels, fabrics for furniture, and decorative accessories.
Site Inspections
We conduct regular site visits at mutually agreed intervals to inspect progress. If there are specific vastu requirements, please inform us before the design phase so we can involve specialized consultants as needed.
Financials and Retainer
After the initial discussion and before the site visit, a non-refundable retainer of Rs 15,000 for projects in Thrissur and Rs 25,000 for projects outside Thrissur is required. This will be adjusted against the final settlement upon project completion. Our professional fee is calculated on a square footage basis, covering the total area of the house/project, including any additional space created as part of the design. The rate per square foot can be discussed and agreed upon based on the size and location of the project.
Payment Schedule
To ensure timely completion, we expect the fees to be paid within one week of the scheduled dates. Costs incurred for presentation models, computer simulations, or additional presentation drawings requested by the client for purposes other than the design and execution of the project will be charged accordingly.
Client Responsibilities
Clients must provide a site plan to a suitable scale, including boundaries, contours, existing features, roads, trees, structures, and utility connections. If this information is not available, we can arrange for it at actual costs. Additionally, clients are responsible for obtaining statutory sanctions and permissions from government authorities. However, if you need assistance, we can suggest reliable contacts.
Project Timeline
The typical project period for home completion ranges from 14 to 24 months from the date of signing the agreement. Smaller projects will take lesser time. Any services provided beyond this period at the client's request will have to be compensated based on mutual agreement.
Taxes
Any applicable taxes related to our professional services, such as service tax, shall be payable by the client in addition to the gross fees charged.
